Developer payment plans. How to pay off a new build in Georgia.

In short

Many developers in Georgia sell new-build apartments in instalments, without a bank and without a credit check. Usual is a down payment followed by monthly or quarterly instalments until handover. Some projects also offer instalments after handover. The project's payment plan sets the exact terms.

How it works

Paying in full often earns a discount. Ask for it.

Buying off-plan

Process

How a payment plan works.

The usual structure. The details are set by each project's contract.

  1. 1

    Reserve

A reservation fee holds the apartment for a few days or weeks.

  2. 2

    Down payment

With the contract you pay the first part of the price.

  3. 3

    Instalments

The rest is paid in fixed instalments, usually until handover.

  4. 4

    Handover and registration

After completion and full payment you are registered as the owner.

Instalments after handover

Some developers offer instalments beyond handover. Clarify when you will be registered.

Currency

Prices and instalments are usually in US dollars. You carry the exchange-rate risk.

What to check

What the payment plan should say.

These points protect you if things don't go to plan.

  1. Tie instalments to progress

It is safest when each instalment is tied to a visible construction stage.

  2. Delay rules

What happens if the developer finishes late? And what if you miss an instalment?

  3. Pre-registration

Ask whether your purchase right is noted in the registry before handover.

  4. Independent review

Have the contract and payment plan checked by an independent lawyer before signing.

Frequently asked questions

Questions about payment plans.

Banks, interest, ownership and paying from abroad.

Do I need a bank for instalments?

No. You pay the instalments directly to the developer. There is usually no credit check like for a loan.

Is there interest?

Often not if you pay by handover. Longer plans are sometimes more expensive. Compare the total with the price for full payment.

When do I become the owner?

Usually only after completion and full payment. Until then the contract with the developer protects you.

Can I pay instalments from abroad?

Yes, by bank transfer. A Georgian bank account is not strictly required.
