Project information
From the project image to the information that matters
A project image shows what is planned. To decide, you also need the documents, the dates on which each part of the price is due, and the costs that may follow.
Documents
Which documents are available?
Floor plans, the project presentation and the payment plan help you assess a project in more detail. You can see which documents are available and what access is required.

Payments
Which amount is due, and when?
The payment plan allocates the purchase price to the agreed stages. Payment may fall due on signing the contract, at a stage of construction or on handover. Additional purchase costs and recurring fees are considered separately.
Purchase price · in stages according to the payment plan
- Additional purchase costs · one off when buying
- Registration and fees, depending on the country
- Service charge · recurring, every year
- with the period and calculation basis
Illustrative breakdown. The actual percentages and payment triggers are set out in the project's payment plan.
Costs
What remains after the costs shown?
The assumed rent and occupancy are the starting point. Management fees and the service charge are shown separately. This lets you see which amounts the calculation includes.
- less management fees, 20 %
- €4,400
- less service charge
- €1,800
- Remaining before further costs and taxes
- €15,800
The service charge covers recurring project fees. What matters is what it covers, the period and the calculation basis.
Example with €2,200 rent per occupied month, ten occupied months, 20% management fees and an annual service charge of €1,800. Financing, maintenance and taxes are not included. This is not an income forecast.

Keeping information current
New information needs an updated record.
A new price list, a planned date or an additional document: what matters is the source of the information and when it was updated.
New price list
The price changes.
A new price list may change your selection. Check its date and which units the price covers.
- Previous example value
- €200,000
- New example value
- €208,000
Revised schedule
A date is adjusted.
A planned completion date is information with a source. If the schedule changes, this information also needs an update.
- Previous plan in the example
- Q2 2028
- New plan in the example
- Q3 2028
Additional documents
A document is added.
A new payment plan or a revised cost breakdown provides further information. A document and its version belong together.
- Previous document version
- Version 1
- New document version
- Version 2
Traceable information status
The source still matters.
Updated does not automatically mean checked. Your decision depends on the source, the date and the stated scope of the checks.

What matters to you
What do you plan to do with the property?
Different plans make different information important. Choose your starting point and see what to look for in a project.
Live in it yourself
Does the project fit your daily life?
Consider the floor plan, location and planned features together. Also check whether the completion date fits your schedule.
- Floor plan and area
- Surroundings and travel
- Features and handover
Rent it out
What is your calculation based on?
An assumed monthly rent alone does not explain the return. Occupancy, management fees and recurring charges affect the amount remaining before further costs.
- Rent and occupancy
- Management fees
- Service charge and period
Plan the purchase
Which payment is due when?
Check the payment stages and what triggers them. Allow for additional purchase costs in addition to the purchase price, and see which information is already available.
- Purchase price and original currency
- Payment stages
- Additional purchase costs
Checks
What was checked?
Checks on the property developer, project data and the site concern different things. The subject, scope and date of each check matter.

Good to know
Questions about your research.
Some information only makes sense in context. Here are answers to help you take a closer look at a project.
Is the starting price the price of every apartment?
No. It describes the entry price for a project. The price of a specific unit may depend on its area, location and features, among other things. What matters is the specific unit information and the date of the price list.
What belongs in a payment plan?
The payment plan describes when the purchase price payments are due. Additional purchase costs and recurring fees are considered separately. The binding terms are set out in the relevant contract documents.
What does missing information mean?
The information is unavailable or has not been provided. It is therefore neither zero nor confirmed. Check whether the unanswered question affects your selection.
What does the example calculation show?
It shows how assumed rental income, occupancy, management fees and the service charge relate to each other. Only the listed items are included. The result is neither a complete yield calculation nor a forecast.
How can I participate as a property broker?
Through broker access, you can submit your organisation and the required information. Representation of a project is assigned separately and requires the relevant authorisation.
