Origami on Ambassadori Island is being developed on Batumi's new 84-hectare island destination along Georgia's Black Sea coast. Rising 37 storeys to a planned height of approximately 135 metres, the development by Origami Holding brings together two distinct property concepts: branded residences for premium private living with hospitality services, and hotel apartments designed as professionally managed investments. A dedicated wellness floor, a specialised biohacking centre, an infinity pool and a distinctive façade concept developed in collaboration with New York-based SHoP Architects give Origami its own architectural and lifestyle identity. Highlights • Prime waterfront location on Ambassadori Island • 37 storeys and approximately 135 metres in planned height • Façade concept developed with SHoP Architects, New York • 420 hotel apartments and 516 branded residences • Dedicated spa and wellness floor on Level 18 • Biohacking centre with advanced health and recovery facilities • Private beach area and infinity pool • Panoramic views of the Black Sea, Ambassadori Island and Batumi • 15 elevators with separate hotel and residential circulation • Planned rooftop helipad • Professional hospitality management with a rental pool concept • Part of the wider 84-hectare Ambassadori Island masterplan Architecture and Concept Origami is conceived as a multifunctional development combining residential living, hospitality, wellness and commercial infrastructure within one building. The lower levels are planned for reception areas, dining and commercial facilities. Hotel accommodation occupies floors four to seventeen, followed by an entire floor dedicated to wellness. Private branded residences are positioned on levels nineteen to thirty-seven. One of the project's defining architectural features is its façade concept, developed in collaboration with SHoP Architects. The internationally recognised New York studio has worked on landmark developments including Steinway Tower and Barclays Center. For Origami, the architectural language draws inspiration from Batumi's maritime heritage, with curved lines and flowing forms reflecting the movement and rhythm of the Black Sea. Apartments and Residences Origami offers two clearly differentiated property categories. The hotel section comprises 420 apartments, including studios and suites with one or two bedrooms. These units are designed for professional hospitality operations and participation in a centrally managed rental programme. The 516 branded residences on the upper floors are aimed at buyers looking for a premium private property with access to hotel-style services. The residential collection includes studios, one and two-bedroom apartments and exclusive penthouses. Generous glazing and private outdoor areas provide views across the Black Sea, the island and Batumi's skyline, depending on the residence's position. The interior concept combines calm tones, natural materials and contemporary design, with an emphasis on privacy, comfort and residential quality. Wellness and Amenities Origami's infrastructure extends well beyond conventional swimming pools, spa and fitness facilities. Its dedicated biohacking centre is one of the most distinctive components, bringing preventative health and personalised recovery into the wider residential and hospitality concept. • Private beach area • Infinity pool with sea views • Spa and wellness centre • Biohacking centre • Sleep and biomarker monitoring • Preventative healthcare and supervised recovery services • Modern fitness centre • Yoga space • Panoramic restaurant • Cafés and dining facilities • Coworking spaces • Conference and event facilities • Shopping and premium retail • Underground parking and parking facilities • Reception and hospitality services The biohacking centre is planned as a specialised environment for preventative health services, sleep analysis and personalised recovery. Professional clinical equipment, health monitoring and expert-supervised treatments are intended to complement the development's wider wellness facilities. Ambassadori Island and Location Origami is located in Sector 11-5 of Ambassadori Island, one of the most ambitious new waterfront developments on Georgia's Black Sea coast. Covering approximately 84 hectares, the island is planned as an integrated coastal district combining residences, hotels, leisure, culture and recreation. The island's masterplan was developed in collaboration with internationally recognised engineering and design firm Arup. Approximately 49% of the territory is designated for landscaped and recreational areas. Planned facilities include a yacht club and marina, a nine-hectare forest park, an extensive seafront boulevard, premium villas, sports and wellness infrastructure and a concert hall with a capacity of approximately 5,000 guests. Cultural, educational and business facilities also form part of the wider island concept. Origami occupies a position along the western side of this new district, combining a direct Black Sea setting with proximity to Batumi. Its waterfront location is intended to benefit from the progressive development of a much larger residential, leisure and urban environment. Investment, Rental and Operations Origami appeals to two distinct buyer profiles. The hotel apartments are specifically designed as professionally operated investment properties. They participate in a central rental pool, where a hotel operator manages bookings, guest services, day-to-day operations and ongoing hospitality services. Rental income is distributed according to the applicable management arrangement after relevant operating costs have been deducted. This means the income allocation is not based solely on the individual occupancy of a particular hotel apartment. The branded residences, by contrast, focus on private living, privacy and access to premium hospitality services. Specific private-use and rental conditions depend on the individual ownership and management agreements. The combination of hotel operations, premium residences, wellness, business facilities and the wider Ambassadori Island masterplan forms the central investment concept of the development. Payment and Completion Flexible developer instalment arrangements are being offered for Origami on Ambassadori Island. The applicable down payment, instalment period and payment schedule depend on the selected property and the developer's current commercial terms. The binding construction completion and handover date should be confirmed against the latest purchase agreement and project schedule. Developer Origami on Ambassadori Island is developed by Origami Holding, a Georgian development group based in Batumi. The company's history began in 2008 under the name BWC. Today, Origami Holding brings together real estate development, architecture and hospitality within one organisation. The group reports more than three million square metres of architectural design experience and over one million guests served across its hospitality operations. Its established portfolio includes White Sails in Batumi, a completed residential and hospitality development incorporating an ibis Styles hotel. With Origami on Ambassadori Island, the company is expanding its presence in the premium real estate sector. The project combines its experience in architecture and hospitality with international collaboration, including SHoP Architects, and the long-term development of Ambassadori Island.
