Agent or developer. Who earns from your purchase.

In short

Who pays an estate agent in Georgia is set by the agent's agreement with the developer or with you. If the developer pays, you pay no commission of your own, and the sales costs are part of the developer's pricing. Buying direct is therefore not automatically cheaper. Ask every intermediary to state in writing who pays them, and send money only to the developer.

Agent and direct compared

AcrossEstate can itself be the broker or sales partner on some projects. What that means for you is set out below.

Our disclosure

Comparison

Through an agent or direct.

Four differences that matter when buying new. Private resales often work differently.

The comparison describes typical arrangements. What applies is in your agreement with the intermediary and in the sale contract.

Who pays

Through an agent
Developer or buyer

The agent's agreement says who pays. Ask in writing

Direct from the developer
No commission

You pay the developer's price, which includes its sales costs

If the developer pays the agent, you do not see the commission. It is built into the price all the same, just as the developer's own sales team is when you buy direct.

Price

A discount for direct buyers is possible but not guaranteed

Get both offers in writing for the same flat. Only then will you know whether the route makes a difference.

Neither route replaces your own checks by a lawyer who acts only for you.

How to find a lawyer who works for neither the developer nor the agent is covered in our guide to choosing a lawyer.

Checks

Five checks for any intermediary, us included.

Ask in writing. A clear answer is a good sign; evasion is not.

  1. Have the pay disclosed

Ask who pays the intermediary, whether they sell exclusively for one developer and whether they earn different amounts on different projects. Different pay can explain a recommendation.

  2. Check the company in the register

Ask for the company name and registration number. Anyone can request an extract from the business register kept by the National Agency of Public Registry. It shows whether the company exists and who represents it.

  3. Mandate from the developer

Ask whether the intermediary is appointed by the developer and get that confirmed by the developer itself, not by the intermediary.

  4. Money to the developer only

Reservation, deposit and instalments go to the developer's company account named in the contract. If an intermediary asks you to pay into any other account, do not pay and check with the developer.

  5. AcrossEstate's role

AcrossEstate is operated by Black Coast Capital LLC. On some projects it may act as broker, sales or introducing partner, sometimes with exclusive distribution rights under its own agreements with developers. We show any such role on the project concerned. Users only incur a payment obligation if they order a service expressly offered as paid.

Frequently asked questions

Questions about agents.

Commission, price, trustworthiness and payments.

Who pays the estate agent's commission in Georgia?

The agent's agreement decides, whether it is with the developer, a private seller or you. On resales a commission may fall on the buyer. Ask in writing before the first viewing.

Is it cheaper to buy direct from the developer?

Not automatically. The developer prices in its sales costs either way. Compare the agent's offer with the developer's price list for the same flat.

How do I tell whether an agent in Georgia is reputable?

By a registered company, a written statement of how they are paid, and a refusal ever to take money into their own accounts. Badges and marketing claims are no substitute for these checks.

Can I pay the deposit through the agent?

Pay the developer directly, into the account named in the contract, and have the developer confirm receipt. That protects you if something goes wrong between agent and developer.

What role does AcrossEstate play in a sale?

Its operator, Black Coast Capital LLC, may itself act as broker or sales partner on some projects. Where it has such a role, the project page says so. The details are in sections 2 and 3 of our Terms of Use.

Who sells is shown on the project.

Project pages name who is responsible for a project and show when AcrossEstate has a special role in it.
