Residence permit in Georgia through buying property.

In short

Owners of property in Georgia with a market value above USD 150,000 can apply for a temporary residence permit. Agricultural land does not count, and an accredited valuer confirms the value. Many buyers don't need one: citizens of the EU, the UK, the US and many other countries can stay visa-free for a year anyway.

See the requirements

What counts is the market value in the valuation, not the price in the contract.

Application

How to apply for the permit.

The usual route. The Public Service Hall publishes the current list of documents.

  1. 1

    Register the purchase

The apartment must be in your name in the registry.

  2. 2

    Prove the value

A valuer from an accredited body confirms a market value above USD 150,000.

  3. 3

    Apply

Apply at the Public Service Hall with passport, registry extract and valuation. The fee is GEL 300 for 30 days' processing, GEL 450 for 20 days or GEL 600 for 10 days.

  4. 4

    Collect the card

After the decision you receive the residence card.

Who doesn't need it

Citizens of the EU, Switzerland, the UK, the US and many other countries can stay visa-free for a year. That is enough for holidays and longer visits.

When it makes sense

If you stay longer than a year at a time, want to open accounts or sign contracts more easily, or move to Georgia.

Frequently asked questions

Questions about residence.

Value, ownership, family and timing: what buyers want to know about the residence permit.

From what purchase price do I get a residence permit in Georgia?

The market value must exceed USD 150,000. This threshold has applied since 1 March 2026; before it was USD 100,000. Holders under the old rule can keep renewing.

Does an apartment under construction count?

No. You must be registered as the owner. With new builds that is often only after completion or full payment.

Can several apartments be combined?

Yes. The value of several properties can be combined. Still check your case with a lawyer or the Public Service Hall before buying.

Is the residence permit a path to citizenship?

Not automatically. Naturalisation has its own, much stricter rules.

What does the application cost and how long does it take?

GEL 300 for a decision in 30 days, GEL 450 in 20 days and GEL 600 in 10 days. The valuation comes on top.
