Serviced apartments with an operator. You buy, a hotel rents it out.

In short

With a serviced apartment you buy a unit in a building run by a hotel operator. The operator rents your unit to guests and shares the income with you on a fixed formula. You have little effort but also less freedom: own use is often limited, and your return depends on the operator and its contract.

What to watch

In Batumi several buildings are run by well-known hotel brands.

Rental yield in Batumi

What to watch

Five points in the operator contract.

The contract with the operator decides your return. Check these points.

  1. Income split

What percentage do you get, and of which amount? Before or after the operator's costs?

  2. Guarantee or share

Some operators guarantee a fixed amount for a few years, others only share the result. Clarify what applies after the guarantee period.

  3. Own use

How many nights may you stay yourself, and when? It is often restricted in high season.

  4. Term and exit

How long does the contract run? Can you terminate or sell the unit with the contract?

  5. Statements and control

How often does the operator report, and can you see occupancy data?

Frequently asked questions

Questions about serviced apartments.

Ownership, own use, guarantees and how it differs from a holiday apartment.

Do I own a serviced apartment?

Yes, you are registered as owner of the unit. A separate contract with the operator governs the rental.

Can I stay in the apartment myself?

Usually only for a limited number of nights a year. The rules are in the operator contract.

Is a guaranteed yield safe?

Only as safe as whoever guarantees it. Check who pays, for how long and whether the guarantee is secured.

How is it different from a normal holiday apartment?

With a holiday apartment you decide on renting and management yourself. With a serviced apartment the operator does it, and you give up control.
