Technology and Construction Quality The technical specification of Grand Millennium Kobuleti has been designed to go far beyond a conventional holiday apartment development. The project materials specify a structural design life of more than 100 years, supported by high-strength reinforced concrete, seismic-resistant reinforcement and extensive waterproofing and insulation systems. The façade is planned with premium aluminium and glazing systems from international manufacturers including Schüco, Reynaers, Wicona and Cortizo. Residences are also planned with hydronic underfloor heating, energy-efficient VRV climate systems, heat recovery ventilation and a central Building Management and Smart Home framework. Acoustics, security and indoor comfort form part of the technical concept as well. The specifications include enhanced sound insulation, video surveillance and access control as well as systems designed for air purification and advanced water treatment. Payment and Completion Grand Millennium Kobuleti currently offers flexible instalment structures directly through the developer, with down payments starting from 20%. Buyers can choose between an instalment plan of up to 60 months and an alternative 45-month structure. Under the second option, 30% of the purchase price is deferred until the final payment in month 45. This reduces the regular monthly instalments while leaving a larger amount payable at the end of the term. Final payment conditions depend on the selected residence and the developer's current offer.
