Georgia's housing market in figures. Where the official data lives.

In short

Official data on Georgia's housing market comes from three bodies. Geostat publishes building permits, completed buildings and a price index for new flats in Tbilisi; the National Bank publishes mortgage lending by currency. The National Agency of Public Registry keeps the register in which every purchase is recorded. Many processed sales figures for Tbilisi and Batumi come from bank research.

The data sources

We do not calculate a price index of our own. Current prices for individual projects are in the catalogue.

Data sources

Four series: who publishes them and how often.

Reviewed on 3 November 2026. Every release states the period it covers.

Building permits and completions

Geostat publishes the number of building permits issued and of completed buildings, cumulatively through the year and as an annual figure. The 2025 totals have a release of their own, and the running figures for 2026 come out quarter by quarter.

Mortgages by currency

The National Bank publishes monthly data on commercial bank lending by type and currency, including mortgages in lari and in foreign currency. The lari share is known as larisation and shows how much currency risk borrowers carry.

Registered sales

Every purchase is registered with the National Agency of Public Registry. Processed figures on sales in Tbilisi and Batumi come mainly from Galt & Taggart and TBC Capital. These are bank research, not official statistics; each report sets out its method and data.

Prices

Geostat compiles a quarterly residential property price index. It is based on asking prices for new flats in Tbilisi and does not cover Batumi. Our guide to property prices explains what it does and does not measure.

Frequently asked questions

Questions about market data.

Where to find figures, how current they are and how far to trust them.

Where can I find official Georgia real estate market statistics?

Building permits, completed buildings and the price index at Geostat (geostat.ge), mortgage lending by currency at the National Bank (nbg.gov.ge). The register itself is kept by the National Agency of Public Registry (napr.gov.ge).

Are there official statistics for Batumi?

Geostat's price index covers Tbilisi only. Sales figures for Batumi are published by bank analysts such as Galt & Taggart and TBC Capital. Check which data their figures are based on.

How up to date is Georgia's housing market data?

National Bank lending figures come out monthly; Geostat's construction statistics and price index quarterly, each a few weeks after the period they cover. Every release states its reference date.

Can I rely on reports from agents and banks?

They are useful but are not official statistics. Check whether they analyse asking prices or actual sales, which districts they cover and which currency they use.
