A viewing trip to Georgia. Check on site, decide at home.

In short

Three to five days are enough to see the location, the building site and the developer of a Georgian new build for yourself. Book time on site, in the developer's finished buildings and around the neighbourhood at different times of day. Take the documents home and sign only after a lawyer has reviewed them. Since 1 January 2026 you need health and accident insurance to enter the country.

How it works

If you cannot or would rather not travel, you can buy through a power of attorney. Our guide to buying remotely explains how.

Buying without travelling

Process

Before, during and after the trip.

Most of the work happens before you fly. On site you gather impressions and documents. The decision is made at home.

  1. 1

    Prepare for entry

British citizens can visit Georgia without a visa for up to one year, according to the FCDO. The German Foreign Office gives 360 days for German citizens. Since 1 January 2026, health and accident insurance with at least GEL 30,000 of cover for the whole stay is mandatory, with proof in English or Georgian. Travel on a passport valid for the whole stay.

  2. 2

    Request documents in advance

Before you book, tell each developer what you want to see: registry extract for the land, building permit, draft contract with specification annex and payment plan. A developer who sends nothing has already given you an answer.

  3. 3

    Check on site

Compare progress with the payment plan, photograph the information board at the site, walk the neighbouring plots, listen for noise and drive the access road. Visit finished buildings by the same developer.

  4. 4

    Decide at home

Have an independent lawyer review the contract and documents. You can then sign through a power of attorney without flying out again.

Sign nothing on the trip

Make it a rule not to sign a contract or transfer money while you are there. If you want to hold a flat, establish in writing beforehand whether and when a reservation fee is refunded.

Prepare a power of attorney

If you will sign remotely later, have the power of attorney notarised and apostilled in your home country. It is translated in Georgia. Agree the wording with your local lawyer first.

Day plan

Five days in Batumi, an example.

A plan for two to four projects. If time is short, cut the last days, not the site visits.

Days 1 and 2

Sites and developers.

Morning
Site visit with the site manager, photograph the board
Afternoon
Developer's office, go through the documents
Take away
Draft contract, specification list, payment plan

Day 3

Finished buildings.

Where
Earlier projects by the same developer
Look at
Facade, lifts, corridors, damp
Ask
Residents and the building manager

Days 4 and 5

Location and daily life.

Morning
Access and rush-hour traffic
Evening
Noise, lighting, shops nearby
Meeting
Local lawyer, without the developer

If you plan to live there year round or let the flat, a winter visit tells you more: which shops stay open, how lively the area is and how buildings look after days of rain.

Projects in Batumi

Choose projects for your visit.

Shortlist two to four projects and request their documents before you book flights.
