Buying process in Georgia. Step by step to your own apartment.

In short

Buying an apartment in Georgia follows a simple path: choose a project, reserve, check and sign the sales contract, pay and register at the Public Service Hall. You become the owner on registration in the public registry. Foreigners follow the same steps as Georgians.

To the process

You don't have to travel to buy. With a power of attorney everything works from abroad.

Buying remotely

Process

The purchase in four steps.

The usual route when buying an apartment. The contract sets the details.

  1. 1

    Choose a project

Compare location, developer, completion, condition and documents.

  2. 2

    Reserve

A reservation fee holds the apartment for you.

  3. 3

    Sign the contract

Have the contract and payment plan checked, then sign in person or by power of attorney.

  4. 4

    Pay and register

Transfer the price, then registration in the public registry. The standard procedure takes 4 working days and costs GEL 150.

New builds

For apartments under construction you are usually registered as owner only after completion. Until then the contract protects you.

Resale

For finished apartments, check the registry extract first: owner, encumbrances, area.

Documents

What you need to buy.

The list is short. What matters is that names and data are spelled the same everywhere.

  1. Passport

A valid passport. It is translated for documents in Georgian.

  2. Sales contract

Usually bilingual, Georgian and English. The Georgian version often prevails in a dispute, so have both checked.

  3. Proof of payment

Transfer receipts to the developer or seller. Keep everything.

  4. Power of attorney, if needed

Notarised, apostilled and translated if a representative acts for you.

Frequently asked questions

Questions about the buying process.

Timing, notary, lawyer and proof of ownership.

How long does buying in Georgia take?

For a finished apartment often only a few days to a few weeks. Registration itself takes 4 working days in the standard procedure, or one day or a few hours for a higher fee.

Do I need a notary?

Not necessarily. The contract can be signed at the Public Service Hall and registered directly. For a power of attorney from abroad you need a notary.

Do I need a lawyer?

Not by law. We still recommend having the contract and payment plan checked by an independent lawyer.

How do I prove I am the owner?

With the registry extract from the National Agency of Public Registry. It is also available online.
