Service charge and running costs. What your apartment costs every month.

In short

After buying in Georgia you mainly pay the building's service charge and your own utilities. The service charge covers cleaning, security, lifts and common areas such as the pool or lobby. It is usually charged per square metre and is higher in buildings with many amenities. Electricity, water, gas and internet come on top.

Buying costs in Georgia

Costs

What to budget for.

The main items after buying.

  1. Service charge

A monthly contribution to running and maintaining the building. Usually per square metre and very different depending on amenities.

  2. Utilities

Electricity, water and gas are metered and paid directly to suppliers. Prices are low compared with Western Europe.

  3. Internet and TV

Contracts with local providers are cheap. Fast Wi-Fi is a must for holiday rentals.

  4. Management

If you rent out, the manager keeps a share of the income. That is a separate service from the service charge.

  5. Taxes and insurance

Individuals pay 5% on residential rental income. Property tax applies only above GEL 100,000 household income a year. Insurance for the apartment and contents makes sense.
