Buying on Batumi's New Boulevard. New towers by the sea, a neighbourhood still being built.

In short

The New Boulevard is the younger, south-western part of Batumi's seafront promenade. Residential and hotel towers line the promenade and the streets behind it, and building continues. It suits buyers who want a modern building by the sea and will accept density, traffic and building sites next door.

What defines the area

Whether a sea view lasts depends on the plots in front. Where building is still going on, the register is worth a look.

Location

What defines the New Boulevard.

A young district that has grown upwards quickly. That brings modern buildings, but also drawbacks to check on the spot before you buy.

  1. On the promenade

According to its management, the boulevard's history begins in 1881, and the promenade now runs for about 7 kilometres. The new section extends south-west of the old one and is much younger. It is managed by the public body Batumi Boulevard, which sits within Adjara's Ministry of Finance and Economy.

  2. Towers and density

Residential and hotel towers stand close together. Look at the distance to the next building, the flat's orientation and what may still go up on empty plots.

  3. Traffic and parking

Check access and parking at different times of day, ideally in high season too. Ask whether a parking space in the building is included or costs extra.

  4. Airport

According to its operator, TAV Airports, Batumi airport lies about 2 kilometres south of the city, not far from the New Boulevard. Check the journey time from the specific building and whether it lies under an approach or departure path.

  5. Building sites

Construction is ongoing. An empty plot next to your building can be a site for years. Check neighbouring plots in the register and ask City Hall about permits.

  6. Season

Busy in summer, much quieter in winter. If you will live there year round, check which shops and services stay open out of season.

Comparison

New or Old Boulevard?

Both sit on the same promenade but appeal to different buyers.

The comparison describes typical differences, not a promise for individual projects.

Buildings

New Boulevard
High-rise

mostly new builds, many projects under construction

Old Boulevard
Mixed

older houses, hotels and some new builds near the old town

The Old Boulevard has fewer new-build flats on offer. The New Boulevard offers plenty of choice, but the neighbourhood is often still unfinished.

Own use

New Boulevard
Modern buildings

lifts, underground parking, pools depending on project

Old Boulevard
Short distances

old town, cafés and port on foot

Year-round residents value the established surroundings of the Old Boulevard. On the New Boulevard, what the building itself offers matters more.

Holiday lets

New Boulevard
New build by the sea

for guests who want a modern flat

Old Boulevard
Near the old town

for guests who want to walk everywhere

In both areas demand is concentrated in summer. Work out the yield with realistic occupancy and every cost.

Traffic

New Boulevard
Wide roads

heavy car traffic, construction vehicles

Old Boulevard
Narrow streets

many pedestrians, scarce parking

Either way, settle where you will park before you buy.

You can compare projects in both areas side by side.
