Sign nothing on the trip
Make it a rule not to sign a contract or transfer money while you are there. If you want to hold a flat, establish in writing beforehand whether and when a reservation fee is refunded.
In short
Three to five days are enough to see the location, the building site and the developer of a Georgian new build for yourself. Book time on site, in the developer's finished buildings and around the neighbourhood at different times of day. Take the documents home and sign only after a lawyer has reviewed them. Since 1 January 2026 you need health and accident insurance to enter the country.
How it worksIf you cannot or would rather not travel, you can buy through a power of attorney. Our guide to buying remotely explains how.
Buying without travellingProcess
Most of the work happens before you fly. On site you gather impressions and documents. The decision is made at home.
British citizens can visit Georgia without a visa for up to one year, according to the FCDO. The German Foreign Office gives 360 days for German citizens. Since 1 January 2026, health and accident insurance with at least GEL 30,000 of cover for the whole stay is mandatory, with proof in English or Georgian. Travel on a passport valid for the whole stay.
Before you book, tell each developer what you want to see: registry extract for the land, building permit, draft contract with specification annex and payment plan. A developer who sends nothing has already given you an answer.
Compare progress with the payment plan, photograph the information board at the site, walk the neighbouring plots, listen for noise and drive the access road. Visit finished buildings by the same developer.
Have an independent lawyer review the contract and documents. You can then sign through a power of attorney without flying out again.

If you will sign remotely later, have the power of attorney notarised and apostilled in your home country. It is translated in Georgia. Agree the wording with your local lawyer first.
Day plan
A plan for two to four projects. If time is short, cut the last days, not the site visits.
Days 1 and 2
Day 3
Days 4 and 5
If you plan to live there year round or let the flat, a winter visit tells you more: which shops stay open, how lively the area is and how buildings look after days of rain.
Projects in Batumi
Shortlist two to four projects and request their documents before you book flights.
