Comparing new-build offers. Settle the basis first, then the price.

In short

Two prices per square metre are comparable only if they rest on the same area, the same finish and the same payment terms. So check four things: which area is meant, in what condition the flat is handed over, whether the figure is a cash or instalment price, and which running costs and dates come with it. Then work with the total price, not the advertised rate per square metre.

The four steps

What the contract fixes is the total price. The rate per square metre is only a working figure, and each developer calculates it on its own definition of area.

See the worked example

Method

Four steps to a common basis.

Take every offer through the same sequence and enter the figures in one table before you compare prices.

  1. 1

    Pin down the area

Ask which area the price refers to: internal area, area including balcony or terrace, including external walls, or including a share of corridors and stairwells. Compare brochure, contract and, later, the registry extract. Divide the total price by the internal area.

  2. 2

    Match the finish

Black frame, white frame and green frame involve different amounts of work. Compare like with like, or get a quote for the missing work on the lower stage and add it to the price.

  3. 3

    Check the price type

An instalment price is often higher than the price for paying in one sum. Ask for both on every offer and compare only the same payment terms.

  4. 4

    Running costs and dates

Note the service charge per square metre and the area it is charged on. Record the handover date: a later handover ties up your money for longer without any use of the flat.

The area on the register

With a new build, your flat is usually entered in the public registry with its area only once the building is complete. Agree in the contract what happens if that area differs from the agreed one, for example whether, and from what deviation, the price is adjusted.

No common measuring rule

We have not found a binding standard in Georgian law that prescribes how developers state areas in their marketing. That is why the area definition in your contract is what counts.

Worked example

Two offers, one basis.

The figures are invented and serve only to show the calculation. They are not market prices and not a recommendation.

Illustrative figures. Current prices are on the project pages.

Advertised price

Offer A
USD 1,000/m²

on 60 m² including an 8 m² balcony, total USD 60,000

Offer B
USD 1,100/m²

on 53 m² internal area, balcony excluded, total USD 58,300

At first sight A is USD 100 per square metre cheaper.

On internal area

Offer A
USD 1,154/m²

USD 60,000 divided by 52 m² internal area

Offer B
USD 1,100/m²

USD 58,300 divided by 53 m² internal area

On the same area basis B is cheaper. Counting the balcony pushed A's rate down.

Finish

Offer A
Black frame

plaster, screed, windows and services missing

Offer B
White frame

ready for flooring, bathroom and kitchen

A still needs the step up to white frame. Get your own quote for it and add it to the purchase price.

Price type

Offer A
Instalment price

24 monthly payments until handover

Offer B
Cash price

paid in one sum on signing

Ask A for its cash price and B for its instalment price, then compare like with like.

Service charge and handover

Offer A
USD 1.50/m² a month

charged on 60 m², handover in 30 months

Offer B
USD 1.20/m² a month

charged on 53 m², handover in 12 months

A costs USD 90 a month, B USD 63.60. B can also be used eighteen months earlier.

With these figures you can compare real projects side by side.

Frequently asked questions

Questions about comparing offers.

Balconies, registered area, instalment prices and where to find official price data.

Is the balcony included in the square metres?

That depends on the developer. Some brochures quote a total area including balcony or terrace, others only the internal area. Ask for both figures and have the contract state which areas the price covers.

Which area applies after the purchase?

The area registered for your flat in the public registry. It can differ from the brochure figure. Agree in the contract what happens if it does.

How do I compare price per square metre in Batumi?

Divide each total price by the internal area, adjust for the finish and compare cash price with cash price. Only then does the difference show which offer is cheaper.

Is an instalment price dearer than a cash price?

Often yes, because the developer receives the money later. Ask for both prices on every offer and work out the difference as a percentage.

Where can I find official property price data?

Our guide to property prices in Georgia explains what the official statistics show. For a specific project, only the developer's current offer counts.

Put offers on one basis.

A lower rate per square metre is an advantage only once area, finish, price type and running costs match.
