Property prices in Georgia. Method first, then the number.

In short

Geostat's official residential property price index covers new flats in Tbilisi and is based on asking prices from online listings. There is no official index for Batumi. Figures in bank research often measure something else, such as sale prices by district in US dollars. A price per square metre is comparable only when the finishing level and the definition of floor area are the same.

What each source measures

We do not publish average prices. Current prices are shown on every published project and in the list below.

The sources

Who publishes prices, and what they measure.

Reviewed on 3 November 2026. Geostat publishes quarterly; the latest release, for Q3 2026, came out on 23 October 2026.

Geostat's price index

Under Geostat's methodology the index is limited to Tbilisi and to new dwellings. It uses asking prices collected monthly from online listings and applies a hedonic method to strip out characteristics such as size and condition. The published series uses the average of 2020 as 100.

National Bank

The National Bank watches property prices and mortgages from the standpoint of banking stability. Its financial stability reports show how exposed banks and borrowers are to property prices. These reports are not a price list for buyers.

Bank research

Galt & Taggart and TBC Capital publish prices per square metre for Tbilisi and Batumi, often by district and in US dollars. Depending on the report, these rest on listings or on registered sales. They are secondary sources, so compare only figures produced by the same method.

Comparing

Five reasons two prices per square metre can measure different things.

Before you compare a price with an index or with another offer, check these points.

  1. Finishing level

A white-frame price includes no interior work; a green-frame price includes almost everything. The difference is the cost of floors, bathroom, kitchen and paint.

  2. Floor area

Some offers count balconies and shares of common areas, others only the internal area. The price per square metre changes with the area you divide by.

  3. Asking or sale price

An asking price shows what sellers want; a registered sale price shows what buyers paid. Geostat's index measures asking prices.

  4. New or second-hand

New builds and older flats are separate markets. An index of new builds says little about a flat from the 1970s.

  5. Currency and location

Many prices are quoted in US dollars, some statistics in lari. A figure for Tbilisi does not carry over to Batumi, and districts within one city differ widely.

Frequently asked questions

Questions about property prices.

The price index, Batumi, bank research and comparing like with like.

How are property prices in Georgia changing?

The official trend is shown by Geostat's quarterly price index, which covers only new flats in Tbilisi and is based on asking prices. The latest rates of change are in each release on geostat.ge.

Is there an official price per sqm for Batumi?

No. Geostat's index covers Tbilisi only. Figures for Batumi are published by banks such as Galt & Taggart in their market reports. These are secondary sources with their own methods.

What does the Tbilisi house price index measure?

The movement in asking prices for new flats in Tbilisi, adjusted for characteristics such as size and condition. It shows change against a base period, not a price per square metre.

Why do prices in different reports vary so much?

Because they measure different things: asking or sale prices, new or second-hand flats, a whole city or single districts, lari or US dollars. Compare only figures built on the same basis.

Why does AcrossEstate not publish average prices?

An average mixes finishing levels, definitions of floor area and locations, so it would mislead. We show the price of each published project together with its finishing level, floor area and payment plan, which lets you compare offers on the same basis.
